Foundation stone for building group in Wilhelmsburg-Mitte

Laying the foundation stone for the entrance complex to the Inselpark

 

 

 

 

At 1pm today, 12 July 2012, the foundation stone was laid for the entrance complex at the Inselpark in Hamburg-Wilhelmsburg as part of the IBA Hamburg. Welcomes were extended by Jutta Blankau, Senator of the Ministry of Urban Development and Environment, Uli Hellweg, managing director of the IBA Hamburg GmbH, and Torsten Rieckmann, managing director of the KerVita Group.

 

The group of buildings consists of a care home with day nursery and nursing school, a medical centre with commercial and residential units, an underground car park, overground car park, and two residential buildings. A total of some € 35 million has been invested to provide a gross floor area 27,000 m² that complies architecturally, energetically and socially with the IBA Excellence standard.

The biggest part of the entrance complex on the site of the building exhibition in the building exhibition of the international building exhibition IBA Hamburg will be the KerVita Senior Citizen Centre on the Inselpark with facilities for 141 residents. Close by, in the midst of the future igs-Park (international garden show) and opposite the S-station Wilhelmsburg, are the medical centre, the InselAkademie building, an indoor swimming pool and basketball hall, and the WÄLDERHAUS, a multi-functional exhibition, training and accommodation establishment.

 

IBA managing director Uli Hellweg: "This new building ensemble provides the whole district with a particularly versatile, mixed-purpose innovative offer for health, leisure, training, commercial and residential purposes. With regard to the urban development, the building complex is opposite the new BSU building, and creates a new entrance to Wilhelmsburg and the new Inselpark of the igs. I am particularly pleased that we have managed to develop such a discerning project in the close co-operation with investors and architects, and that we are able to celebrate the laying of the foundation stone today."

The architectural offices of Bolles+Wilson in Münster developed the medical centre and InselAkademie building, while feddersenarchitekten of Berlin designed the KerVita care home (with nursing school and day nursery). Various studies by independent consultancies rated Wilhelmsburg-Mittel most positively as the location for a new care home. Around one-third of all Hamburg's care homes were built before 1970, and no longer meet the requirements for modern care with the appropriate technical equipment and age-appropriate functionality. 

 

"Almost one in five of the approx. 50,000 residents in the catchment area is already aged over 65. Previously there were only three care homes that offered a total of 238 places, and that simply wasn't enough," explained KerVita's managing director Torsten Rieckmann

Ever since the founding of the KerVita Group, the company has been an opportunity for private investors to participate in the success of the growth market of real estate for care purposes. In Wilhelmsburg, KerVita offers private capital investors the option to invest directly in care home real estate with individual sales of the apartments. "We are most satisfied with the current sales ratio of 25%, and we expect the final units to be sold within the next four months," Torsten Rieckmann added. The advantages of this type of capital investment, which is enjoying increased demand, include a long-term rental lease, the owner's own title deeds, tax advantages, inflation adjustment, and the possibility of grants on the ground of energy efficiency. The KerVita Senior Citizen Centre is to open in the summer of 2013.
