Smart IBA project celebrates topping out

Topping out wreath for the Plus efficiency building

 

 

At 16.00 hrs on Thursday, 6 September 2012, yet another IBA project celebrated the milestone of the topping out ceremony. Investors Tim Behrendt, managing partner of Behrendt Wohnungsbau, Yvonne Zimmermann, Member of the Board of parda-Bank Hamburg eG, Andreas Tönjes, managing director of Sparda Immobilien GmbH, Michael Ziller, architect at zillerplus Architekten und Stadtplaner, Munich, IBA managing director Uli Hellweg, and all the participating tradespeople got together to celebrate the topping out ceremony of the smart building.

With "Smart is Green", the Plus efficiency house, various components in the facade create and store energy – all year round. The building, which is to have an integrated e-mobility concept for e-cars, e-bikes and e-scooters, will have 14 apartments with bright, light-filled south-facing rooms. The apartments have spacious loggias and terraces with their own small gardens. All units have been sold.

 

Hamburg, 6 September 2012 – "The Smart Material House by zillerplus Architekten und Stadtplaner, Munich, is an energy-conceptual approach that could fundamentally change passive house architecture in the future," Uli Hellweg, managing director of IBA Hamburg, said at the topping out ceremony. "The innovative PCM technology can be used to heat passive houses with no carbon footprint at all." With 'Smart is Green', the facade and roof are active components in the technical concept, and therefore more than just a shell or protection against the weather and climate. Thanks to their innovative technologies, they create energy that is consumed directly in the house. 

The various facade elements on the so-called "Efficiency House Plus" create and store energy all year round. A latent heat storage (PCM) device uses and stores heat energy to heat the house and to improve the climate. The facade consists of stacked layers. Facade elements with planting and photovoltaic systems face the south, backed with an insulated glazed front. A PCM curtain as a short-term heat store can be used as the last layer. Photovoltaic and solar thermal areas are situated on the outer shell and on the roof. Excess thermal energy is stored by the PCM technology and fed into the local heating network. This means that the house is both user and supplier in the energy association Wilhelmsburg Mitte.

"The Efficiency House Plus is the only building by the IBA Hamburg to receive the DENA quality seal Efficiency House Plus, and is yet another green, smart milestone in the series of innovative residences by Behrendt Wohnungsbau," said Tim Behrendt, managing partner of Behrendt Wohnungsbau.

 

Another important aspect is that the layout and development of the building are designed so that the apartments are flexible, and the units can be divided and extended to adapt to the occupants' changing requirements. The other elements of the house are also adaptable, and can be changed at a later time to suit the needs of the future inhabitants. "Real estate of the future will support the mobility of its occupants," according to Andreas Tönjes, managing director Sparda Immobilien GmbH.

What is quite unique with "Smart is Green" is the integrated e-mobility concept. Outside the building is a quick-charge facility for e-cars, and there are plans for car-sharing in a closed user group. Furthermore, on request there will also be additional charging devices for e-bikes and e-scooters in the form of combined boxes in the basement.

"Clever is smart and smart is green. Life in the 21st century needs space for the changing requirements in how we live in the different stages of life, and an aesthetic of energy change. We chose the colour green as the visible sign to represent this, which also symbolises new beginnings and growth, hope and trust, and which is also to be seen as a sign of the aesthetic of the energy change from 'central' to 'local'," explained Michael Ziller, architect at zillerplus Architekten und Stadtplaner, Munich. Many elements of the building also demonstrate that green living is also attractive. Natural sun screening in the form of green curtains, lots of light and sun in the rooms of the total of 14 apartments, generous gardens on each floor that are created between the green areas and glazing on the south side, and terraced areas with their own small gardens are key features of the building project that meets passive house standards.

 

"Smart is green" is a "Smart Material House", a collection of buildings that IBA Hamburg is using in the building exhibition in the building exhibition in Wilhelmsburg-Mitte to demonstrate new and intelligent building materials of the future that will allow buildings and facades to respond dynamically to changes.
