Innovative procedures for the award of contracts


In every single project, IBA Hamburg’s aim is to develop good quality new neighbourhoods. To this end the company develops concepts with clear directions and requirements designed to create liveable, stable neighbourhoods. When plots of land are to be sold, innovative contract-award procedures guarantee compliance with quality standards. In order to develop the Neugraben-Fischbek district, two new procedures were employed for the first time.


Architects' exchange

The “Architects' exchange” process that IBA Hamburg launched for the Vogelkamp development in Neugraben consisted of three stages - product development, location marketing and sale of land. Used for the first time in Hamburg, this procedure goes beyond the act of selling a piece of land to focus on the construction of very well designed yet affordable houses and the fostering of stable neighbourhoods. Plots of land could be purchased only on the condition that one of the architectural designs shown would be used for the building.

Catalogue of houses

In similar manner, the catalogue of houses titled “Our proposals for living close to Nature” is aimed at creating a well-designed, good quality neighbourhood. Building land here will be offered exclusively to buyers who commit to building a house picked from the specially developed catalogue of models. The collection of designs was produced by IBA Hamburg GmbH in close cooperation with construction companies and architects’ studios and selected by a panel of experts. The house designs may be grouped by the following key principles: Smart materials (innovative house-building), smart price (affordable house-building), low-energy house (energy efficient building), living with Nature (resource-conserving building) or wooden house (sustainable building).

Design Advisory Board

In order to fairly serve the personal wishes of individual purchasers while bearing in mind the overall appearance of the district, IBA Hamburg decided to establish a Design Advisory Board. This body will examine individual designs by a buyer’s architects.
