Open House



Cooperative dwelling has a long tradition in Hamburg. Besides the many large cooperatives or associations, there are also numerous local groups on the Elbe islands who would like to plan their neighbourhood in cooperation. In the Reiherstieg district, a mutually planned building has been constructed in the framework of the IBA Hamburg, the Open House that opens up the district and at the same time is obligated to the newest standards of climate protective construction. The first residents moved into their homes in January/February 2012.



Refurbishing measures have already been carried out on Vogelhütten Dyke in recent years. Now in the Reiherstieg area, in the framework of the first IBA construction project, innovative housing and forms of dwelling for a mixture of occupants have been developed, which match the versatile living requirements and also fit well into the existing neighbourhood.

44 new residential units have been constructed on the 5.800 square metre area of former waste land, directly on banks of the Ernst-August Canal. Especially for this project, the investor Steg, the building association Schipperort and the building association Schanze eG  have formed a joint venture to develop innovative housing and different forms of living for a mixed population. 31 sponsored rental apartments have been created by the building association Schanze eG in the West and East wing of the building. In the South wing of the building, Steg has constructed seven privately financed town houses, five lofts and a maisonette apartment. 


Together with the IBA Hamburg, the joint venture partners carried out an open peer view evaluation process in autumn 2007 with five national and international architectural offices. The architectural office Onix from Groningen was awarded the first prize in November 2007. Their draft combines aesthetic, high-quality architecture with passive-house standard and the exploitation of regenerative energies in a Y-shaped building. „The winning design is convincing due to the innovative and flexible development concept that ideally solves the required opening to the district in an exemplary manner, reflecting the idea of neighbourly dwelling in the Open House“. IBA Managing Director Uli Hellweg justified the decision of the selection committee. The Cooperative Schanze e.G. alone built 31 apartments in the sponsored rental housing. The Urban Regeneration and Urban Development Association Hamburg (steg) built with the so-called „y-Dock“ on the South part of the 5.800 square metre site, seven economical town houses and a maisonette apartment that will be completed by the end users themselves and in which living and working under one roof are perfectly possible. Another five lofts have been created on the roofs of the two houses.

The new building fulfils the highest requirements in relation to energy efficiency and the exploitation of regenerative energies. The building was constructed in passive house standard and consumes less than 15 Kilowatt hours per square metre in a year for the heating requirements. The energy concept comprises two cogeneration units, one of which is operated with biogas, supplemented by a peak load boiler as a gas condensing combi boiler, meaning that a biogas utilisation of at least 40 percent is achieved. The heat is used to heat the rooms and for the preparation of hot water. The electricity generated by a cogeneration system and partially with biogas of around 43 Megawatt hours in a year is in part used by the residents and in part fed into the local power grid. In comparison with the permissible values defined in the Hamburg Climate Protection Regulations, the CO2 emission from the heat supply of 64 tonnes can be reduced to maximum ten tonnes in a year. Under optimum conditions and with a high production of green electricity, the calculated CO2 emission could even amount to below zero.

Furthermore, a photovoltaic system with a performance of 70 Kilowatt-peak (peak performance) is installed on the flat roof. The operator of the photovoltaic system is the  Citizen´s solar power station Rosengarten e.G. The generated electricity of approx. 56 megawatt hours is partially used in the house, and partially fed into the local power grid, whereby it will be possible to save around 29 tonnes of CO2. Shares in the Citizen´s solar power station Rosengarten eG. can be purchased, they will later pay interest returns.

The standard of a passive house has been therefore developed into a „passive house plus“, which in fact generates more energy than is needed for the utilities of the building (heat, hot water, auxiliary electricity). Furthermore, due to the utilisation and feeding of the generated green electricity from power-heat coupling and photovoltaic, more CO2 is saved than would be emitted if fossil fuels were used.


Building cooperative prize 2011

The building association Schipperort was awarded the building cooperative prize for the Open House project; the first time this prize has been awarded by the State Ministry for Urban Development and Environment (Agency for building ventures). In particular, the innovative, energy efficient construction concept and the active commitment in the district were given the recognition they deserve. Schipperort is the first building cooperative in Wilhelmsburg with this project and is making a significant contribution to the IBA and to the leap across the Elbe.
